yeah, but most homeowners dont include flood damage. we have a pitched slope in the back yard tho, all the water should go down there and flood the neighbors. also we are pretty far inland compared to downtown. I am most scared about the trees falling over, but they are only about 50-75 feet high and 25 years old so should be fine.
